In order to protect your real estate investments -whether you are buying or selling a home, involved in home/building construction projects, or simply involved in a landlord and tenant dispute, you may want to consult with an experienced real estate lawyer who is well versed in all real estate related (local, state, and federal) laws. Real estate litigations can involve a whole range of issues -from eminent domain, environmental impact, to zoning and land use -that could potentially affect the value of your real estate properties. Depending upon your specific needs, therefore, you may want to consult with a real estate attorney specializing in either Residential Real Estate Law, Commercial Real Estate Law, Industrial Real Estate Law, Agricultural Real Estate Law, Landlord-Tenant Real Estate Law, Construction law or environmental law.

Most real estate transactions are relatively complex and usually involve a substantial amount of money. A real estate transaction almost always involves many issues -ranging from back ground investigation, zoning issues, property inspection, contract negotiations, financing, and closing -that are best handled with the help of experienced and duly licensed real estate professionals.

Especially if you are a first-time real estate buyer or you are going at it on your own alone (without a real estate agent or a real estate broker), it is highly advisable that you consult with a good real estate lawyer.

Getting hold of a good, well-experienced real estate lawyer in your local area is not that difficult: Ask your friends for referrals, check with your local Bar Association for recommendations, Call up a few local area real estate brokers for their suggestions, or Contact the local chapter of realtors association for help locating a good lawyer. You may also want to check with the real estate lawyers' association in your state. Going simply by their advertisements in yellow pages, or the material posted by real estate lawyers on their websites is generally not a good idea. It is important to ask for a few references, and then call them up to get their feedback on the quality of service provided by the real estate attorneys on your short-list. Of course, do not forget to clearly document the fees as well as any other charges that you will be held responsible for, and review the terms of your prospective rela estate attorneys retainer agreement.

Considering that the law prohibits a real estate broker from providing legal advise, you may not want to rely on your broker for legal matters. You may find, however, many attorneys in your area who are also licensed to be a real estate broker.
